Here’s a step-by-step procedure for repairing terrace leakage and seepage using SBR (Styrene Butadiene Rubber) Latex coating. This is a common polymer-modified waterproofing system used for terraces:Add Your Heading Text Here

Procedure for Repairing Terrace Leakage/Seepage with SBR Latex
1. Surface Preparation
i. Clean the terrace slab thoroughly to remove dust, dirt, loose particles, algae, grease, or oil.
ii. Use a wire brush/scraper to remove laitance and loose mortar.
iii. Wash with clean water and allow the surface to dry partially (slightly damp, not wet).
iv. Open all visible cracks and joints into a “V” groove shape with a cutter or chisel.
2. Crack & Joint Treatment
i. Prepare a repair slurry of cement + SBR latex + fine sand in the ratio (by weight):
ii. Cement : Sand : SBR latex = 1 : 4 : 0.5 (approx., depending on product manufacturer’s recommendation).
iii. Apply this slurry into the prepared cracks and joints, filling them fully.
iv. For larger cracks or honeycombs, use polymer-modified mortar (cement + sand + SBR latex + water).
v. Allow the repaired cracks to cure for 24 hours.
3. Base Slurry Coat
i. Mix Cement : SBR Latex : Water = 1 : 0.25 : 0.25 to make a brushable slurry.
ii. Apply the first coat of this slurry uniformly over the entire terrace slab using a brush.
iii. Ensure no pinholes or gaps are left.

4. Waterproof Coating
i. After the first coat dries (4–6 hours), apply the second coat of the same SBR-cement slurry in a perpendicular direction to the first.
ii. The total consumption is usually 1kg cement + 0.5 kg SBR latex per m² for two coats.
iii. Ensure a uniform, seamless coating across the entire terrace.
5. Protective Screed (Optional but Recommended)
For exposed terraces, protect the coating with a 20–25 mm thick polymer-modified cement mortar screed (Cement : Sand = 1:4 with 10% SBR latex as replacement of water).
Provide proper slope (1:100) towards drain outlets to avoid water stagnation.
6. Curing
Cure the coated surface for at least 5–7 days by sprinkling water lightly (avoid flooding).
After curing, the surface can be tiled, painted, or left exposed depending on use.

Advantages of SBR Latex Waterproofing:
i. Excellent bonding to concrete.
ii. Flexible, resists cracking.
iii. Improves durability against water ingress.
iv. Cost-effective for repairs and retrofitting.
